Hello Neighbors!  TWO times now someone at the upper entrance has torn down the very friendly sign I put up on community property asking for us all to discuss the easement we all share.  Maybe it was the wind. :)     Look, I'm sorry if I offended anyone, now or in the past.  This is only about the driveway we all share.  I wish I didn't have to reach out to you at all, I wish someone else would do this necessary task,  but all the communication has been kind and friendly and positive.  Let's all work together as adults and friendly neighbors. 

It is time to figure out a plan - all eight of us - to share the cost of replacing our destroyed and dangerous easement.  FIVE OF US OWNERS ARE READY TO GET A PLAN TOGETHER RIGHT NOW!

  

Let's join together and replace our shared easement and parking spaces.  What do you think about planning to complete the work in November 2026?  Or maybe February 2027?  We need a plan.  It's been discussed before and fizzled out, but it is way past time to replace the driveway and this time we can't drop the issue.    Unfortunately there isn't anyone else to pay for it - it's up to us eight owners.  There's no HOA but that doesn't mean we all don't share responsibility for the easement.

Our shared easement has been a mess for years.  Replacing our easement has been discussed as a community in December 2022, September 2024, and letters were mailed to everyone in August 2025 (a paving quote was included in that letter).  Please, lets all get together now, November 2025, and get everyone's two-cents, everyone's commitment, and move forward to a new easement and parking spaces in late 2026.   That's a year for all of us to plan, prepare, and get excited.  (we need a coordinator to take the lead and start the communication.  Who would like to do that?  ... maybe send out a text??)

In our case, "easement" means the driveway we all share to access our homes.   We share two entrances to the easement: one entrance from Kay Avenue and one entrance from Par Lane.    

 

Our community easement was poured 36 years ago and it's been bad for yearsThe internet says the lifespan of a concrete driveway is about 20-30 years. Each year brings new, wider cracks, rattling chunks of jagged splitting concrete, and the broken pieces of driveway migrate inch-by-inch away from the old edge.    

Our community will look so amazing with our new easement and your new parking spaces!!  Let's make 2026 the year we all joined together and replaced the easement we all share and benefit from.  This will be a sensational improvement to our little cute community and we have plenty of time to plan!!  Smooth rides, improved property values, pride, and good living.

Over the years, we have gotten quotes and researched

replacement options.  Let's all talk now - in 2025 -  so we can agree on a path to a new easement !

Project Costs

Current quote to replace the entire easement and all parking spaces is $46,800.    

$46,800 divided by 8 owners = $5850 each owner.

Go drive on the new easement at Trafalgar Sq, just about 100 yards from us on Kay Ave.  It's so nice!

We each pay only a fraction of the total cost but we all benefit big.

Our shared easement and all the parking spaces can be made brand new for only around $5850 per owner.  To put that in context, one of our neighbors recently sold and came down off the asking price around $5000 because of the battered condition of the easement.

Do you want a bigger parking space?

Make a private arrangement with the contractor while they're replacing the easement.

Maybe you would like to have the parking space you use widened or made deeper.  If so, just make a separate deal with the contractor and they can add that on to your 1/8 cost.  No more stepping out onto the dirt, or maybe you want to be able to pull up a few feet further - you can do that for a fraction of what it would cost if you had to hire a contractor to pave for you separately.  Strength in numbers!
